Ultimate Staffing is excited to represent a well-respected property management company in PDX. Our client is growing and looking to add a Maintenance Supervisor to one of their new properties.

SUMMARY

This position is responsible for cost-effective maintenance of the property and building. The position coaches and leads a maintenance crew to produce quality work and maintain good morale. This job description reflects the principal functions, knowledge and skills required. The Maintenance Supervisor must perform all tasks that management determines are essential to the operation of the company and appropriate for this position.

ESSENTIAL DUTIES AND RESPONSIBILITIES

    Coaches and leads the maintenance and janitorial staff.Performs maintenance, including basic plumbing repairs, basic electrical repairs, appliance repairs, motor maintenance, HVAC systems, painting and carpentry. Maintains and evaluates the condition of the physical plant in accordance with maintenance standards and local/national building codes. Acts to correct problems.Assures quality of work by inspecting and correcting deficiencies in turnovers, work orders, and common areasSchedules appropriate vendors and contractors for preventive maintenance and turnovers.Ensures preventive maintenance is completed consistently and on schedule. Understands and meets all company assigned maintenance metrics.Understands and monitors the maintenance budget.

JOB DUTIES

    Leads maintenance staff to work productively. Reinforces positive behavior, corrects negative behavior and sets a good example for staff.Works collaboratively in a team environment with a spirit of cooperation. Understands and complies with Fair Housing laws and Oregon Landlord-Tenant laws.Keeps grounds clean and landscape well maintained.Builds positive resident relations. Makes apartment residents feel valued. Resolves conflicts calmly while upholding company policies.Keeps maintenance areas organized, neat and manages inventory.Sets goals and creates action plans for continual improvement.Ability to abide by company policies and take constructive feedback.Provides after-hours maintenance coverage as per policy.Maintains punctual, regular and predictable attendance. Manages own time and time of staff by utilizing time management and task prioritization systems. Abides by the company dress code.
