Senior Project Manager of Retail Development

Job Description

? Develop comprehensive project plans, timelines, and budgets tailored to retail real estate projects. Conduct market research, demographic analysis, and feasibility studies to inform project strategies and selection.

? Collaborate closely with internal stakeholders such as CEO, operations teams, marketing, and finance department to align project objectives with business goals. Coordinate with external stakeholders including landlords, developers, contractors, architects, and leasing agents.

? Lead the process of identifying and securing retail real estate properties suitable for development or redevelopment. Conduct thorough due diligence including zoning assessments, traffic studies, and market assessments to site viability.

? Negotiate lease agreements with landlords, property owners, and developers to secure favorable terms and conditions for retail spaces. Manage lease negotiations, renewals, and expansions in coordination with leasing teams.

? Oversee all aspects of the construction process for retail projects, including scheduling, budgeting, quality control, and safety compliance.

Coordinate with architects, engineers, contractors, and vendors to ensure timely and cost-effective project delivery.

? Ensuring projects comply with zoning regulations, building codes, and other legal requirements. Facilitate the coordination and communication between landlords and construction teams to ensure smooth build-outs and store openings.

? Manage store improvement allowances, design approvals, and construction timelines.

? Develop and manage project budgets, forecasts, and financial models for retail real estate projects. Monitor project expenses, track costs, and provide regular financial reports to stakeholders to ensure projects are delivered within budgetary constraints.

? Identify potential risks and issues that may impact project delivery and implement mitigation strategies to address them. Proactively manage project risks, escalate issues as necessary, and implement contingency plans to keep projects on track.

? Maintain accurate project documentation including leases, contracts, permits, drawings, and correspondence. Provide regular progress reports to stakeholders, highlighting key milestones, achievements, and challenges.

? Ensure that retail projects meet quality standards and specifications set forth by the organization. Conduct regular inspections and quality audits to identify any deficiencies and implement corrective actions.
